May 13 2009
Phase One of developer RO St Bernards' £65 million mixed-use scheme, Newhall Square, is now complete with a 100-bedroom Travelodge on the site open for business.
The Jewellery Quarter based development, home to the former science museum, will also include 235 new apartments, shops, cafes, bars, offices and galleries set around a public square.
It is Travelodge's latest city centre location and the budget chain has invested more than £5 million in the new hotel, restaurant and bar, as well as employing 20 people to run it.
Travelodge is RO St Bernards' first occupant at Newhall Square, which is on Newhall Street and is bounded by Charlotte Street and the Birmingham and Fazeley Canal.
The 2.4 acre site, originally home to the Elkington Plating Works, had lain derelict since 1997 when the Science Museum, which opened in 1951, closed before reopening at Millennium Point in 2001.
Fronting Newhall Square is 144 Newhall Street, which is a refurbishment of a Grade II listed building, including original features that have been restored to create a flexible space suitable for a variety of uses either on its own or in conjunction with the Engine Room, which formerly housed a display of steam engines.
Phase One also includes a new speculative office building providing up to 1010 sq m of high quality commercial space, which can be occupied as a whole or on individual floor plates from 172 sq m, with rent set at £202 per sq m.
Robert Neaverson, associate development director at ROSB, said: "Now that Phase One is complete the development is really starting to take shape.
"Travelodge is a well known brand and an extremely popular accommodation choice for people so we're pleased to have had them on board from the beginning.
"The hotel is a central part of the development, which is in a great location for visitors to the city, whether they're tourists or business people.
"We are currently looking at Phase Two of Newhall Square, which will include more office and leisure space, and work is scheduled to start on site in September this year.
Further details of the apartments at Newhall Square can be obtained from sole agents Knight Frank. Details of the commercial space are available through sole agents Colliers CRE.
